Terms of Service

RiilEstate is an independent, AI-native, map-first home-decision product for Singapore homes, starting with resale HDBs. The service may include public website content, map-based listing exploration, listing cards and detail panels, filters and search, facility and geospatial context, account features, estimated walking distances, school and preschool information, natural language search, saved searches, contact information for selected facilities, future premium services, AI-assisted search or listing analysis where enabled, feedback tools, admin/product operations, and billing or credit features where enabled.

PropertyMarket.sg may include listing search and browsing, personalised listing feeds and recommendations, filters (including location, budget, home size and nearby facilities), listing detail pages and photo galleries, saved listings and alerts, enquiry and contact tools that connect you with a listing’s agent or seller, listing creation and management tools for agents and sellers, listing verification and moderation, and paid listing or promotional products for listers where enabled. Listings may cover HDB flats and other Singapore residential property for sale and, where we make it available, for rent.

RiilEstate will continuously improve the platform and may add, modify or discontinue features without prior notice

RiilEstate is independent. It is not affiliated with, endorsed by, sponsored by, approved by, or operated by HDB, CEA, the Singapore Government, any public agency, any estate agency, or any listing platform, unless we expressly say otherwise. Displaying publicly available information does not imply endorsement or approval by the relevant organisation.

RiilEstate does not provide legal, financial, investment, valuation, tax, estate agency, CPF, loan, insurance, renovation, property inspection, mortgage, engineering or HDB eligibility advice. Nothing on RiilEstate should be treated as a recommendation to buy, sell, rent, bid, finance, renovate, or transact in any property. You are responsible for verifying important information with official sources and qualified advisers.

PropertyMarket.sg is an online venue where agents and sellers (“Listers”) advertise properties and where buyers, tenants and other users can find listings and contact Listers. We are not a licensed estate agent, we do not perform estate agency work, and we do not act as agent for any buyer, seller, landlord or tenant. We are not a party to any negotiation, option to purchase, sale and purchase agreement, tenancy agreement or other transaction between users and Listers.

Any dealings between you and a Lister, including viewings, negotiations, payments of option fees, deposits, commissions or other sums, are solely between you and that Lister. We do not hold, collect or guarantee any money in connection with a property transaction. We do not guarantee that any Lister will respond to you, that a listed property is available, or that any enquiry will result in a transaction.

Before paying any money, verify the identity of the person you are dealing with, confirm that an agent is registered on the Council for Estate Agencies (CEA) Public Register, confirm that the seller or landlord is the owner of the property or properly authorised, and never pay money to someone you have not verified. If you suspect a fraudulent listing or scam, report it to us using the report function or by contacting us, and report it to the police where appropriate.

5.1 Who may list

Only the following may post listings on PropertyMarket.sg: (a) property salespersons registered with CEA and acting through a licensed estate agent (“Agents”); and (b) property owners, or persons duly authorised in writing by all registered owners, advertising their own property (“Sellers”). We may require Listers to verify their identity, CEA registration, estate agency details, ownership or authority before or after a listing goes live, and may check these details against public registers. We may decline, limit or remove listings from any Lister at our discretion, including restricting direct listings by Sellers.

5.2 Agent obligations

Agents must comply with the Estate Agents Act 2010, its regulations, the CEA Code of Ethics and Professional Client Care, and CEA practice guidelines, including those on ethical advertising. Without limitation, Agents must: (a) obtain the owner’s prior consent before advertising a property; (b) state in each listing their name, CEA registration number and contact number as registered with CEA, and their estate agent’s name and licence number; (c) advertise only properties that are actually available and that they are authorised to market; (d) ensure prices and other terms are accurate and genuine; (e) not alter or enhance photographs in a misleading way; and (f) remove or mark listings promptly once the property is no longer available. Agents must keep their CEA registration current and notify us immediately if it is suspended, revoked or lapses.

5.3 Seller obligations

Sellers confirm that they are the registered owner of the property or are authorised by all registered owners, that they are eligible to sell or rent the property under applicable laws and HDB rules (including any minimum occupation period and rental rules), and that the listing is accurate. Sellers must not hold themselves out as estate agents or perform estate agency work for others.

5.4 Listing standards

All listings must: describe a real, identifiable property that is genuinely available; show a genuine asking price or rent; use photographs and media that depict the actual property (or are clearly labelled otherwise) and that the Lister has the right to use; not copy listings, photographs or descriptions from other platforms or persons without permission; not remove or conceal another person’s watermarks; not be duplicates of an existing listing for the same unit by the same Lister; and not contain content that discriminates against any person based on race, religion, nationality, gender, age or disability. Factual statements about HDB eligibility, Ethnic Integration Policy or SPR quota status are permitted where accurate. Listing photographs should not identify individuals or show personal documents or other people’s personal data without consent.

5.5 Moderation, ranking and badges

We may review, approve, reject, edit for format, re-categorise, label, suspend, de-rank or remove any listing, and suspend Listers, where we reasonably believe a listing is inaccurate, stale, duplicated, unauthorised, misleading, unlawful or in breach of these Terms. We are not obliged to monitor listings. Any “verified”, quality or similar badge reflects only the specific checks described with that badge at the time and is not a guarantee of the listing, the property or the Lister.

When you use an enquiry form, call, message or “contact agent/seller” feature on PropertyMarket.sg, you ask us to share your enquiry and the contact details you provide (such as your name, phone number, email address and message, and the listing you are enquiring about) with the Lister of that listing, and you agree that the Lister may contact you about that enquiry by phone, SMS, WhatsApp, email or other channels you provide. Some contact features may open a third-party app, such as WhatsApp or your phone dialler, in which case that third party’s terms apply.

Listers who receive enquiries or contact details through the Services must use them only to respond to that enquiry or to deal with the user about the relevant property or a genuine related property need. Listers must not sell, share or disclose enquiry data to third parties, add users to marketing lists, or send marketing messages without the user’s consent, and must comply with the Personal Data Protection Act 2012 (including its Do Not Call provisions) and the Spam Control Act 2007. Each Lister is responsible for its own handling of personal data it receives.

We may record enquiry metadata, limit the number of enquiries, delay or block enquiries, and review messages sent through the Services to prevent spam, harassment, fraud and abuse.

PropertyMarket.sg may order, filter and recommend listings based on your stated preferences (such as location, budget, home size and nearby facilities), your saved searches and favourites, your activity on the Services, listing relevance, freshness, completeness and quality signals and, where enabled, paid placement. Paid or promoted placements will be labelled as such. The order in which listings appear is not a ranking of the merits of any property or Lister and is not a recommendation to transact. You can adjust or reset your preferences in the product where that feature is available.

You may need an account to use certain features, including posting listings and some enquiry features. You must provide accurate information, keep it updated, and keep your login methods, authenticator app, devices, and sessions secure. We may suspend, restrict, or terminate accounts where we reasonably believe there is misuse, fraud, security risk, unlawful conduct, or breach of these Terms. You must not share an account, and Agents must use an account in their own name.

If account deletion is available, it may remove or disable your account access and delete or de-associate account data where feasible. It does not require RiilEstate to delete records that we reasonably need to keep for security, abuse prevention, legal compliance, accounting, tax, payment administration, refunds, chargebacks, disputes, auditability, or backup integrity.

Users of RiilEstate are responsible for maintaining password confidentiality and all activity under their account.

You may use RiilEstate for personal home-search, housing research, product evaluation, advertising properties as a Lister in accordance with these Terms, and other lawful purposes consistent with these Terms.

You must not scrape, crawl, harvest, bulk download, index, cache, mirror, copy or extract data from RiilEstate; use bots or browser automation except through approved interfaces; bypass rate limits, anonymous usage controls, authentication, feature flags, paywalls, credits, checkout controls, or access restrictions; manipulate guest identifiers, headers, sessions, or checkout state to avoid limits or payment; probe, attack, or disrupt the service; create fake or unauthorised accounts; submit unlawful, misleading, infringing, abusive, or privacy-invasive content; submit sensitive data unless a feature specifically requires it; misuse AI outputs or listing data; remove attributions; or use RiilEstate in violation of law, regulation, third-party rights, or third-party platform terms; use AI outputs to train another AI model; scrape amenity databases; post fake, bait, duplicate or unauthorised listings, or advertise a property without the owner’s consent; impersonate an agent, owner or other person, or misrepresent your CEA registration or authority; harvest or collect the contact details of agents, sellers or other users, or use them for unsolicited marketing or spam; send fraudulent, threatening or harassing messages; request deposits, viewing fees or other payments in a manner intended to deceive; use multiple accounts or identities to evade listing limits, moderation or suspension; or use listing content, photographs or contact details for any commercial purpose other than as permitted by these Terms.

User Submissions include prompts, saved or submitted searches and filters, listing or source content, listings, photographs, videos, floor plans and other listing media, enquiries and messages to Listers, feedback, support messages, profile details, comments, ratings, and other information you submit. You are responsible for them and represent that you have the rights and permissions needed to submit them, including the copyright in or a licence to all listing photographs and media, and the consent of any individual identifiable in them.

You grant RiilEstate a worldwide, non-exclusive, royalty-free licence to host, store, copy, process, transmit, display, analyse, modify, create derived data from, and use your User Submissions as needed to operate, provide, secure, troubleshoot, enforce, develop, and improve RiilEstate. For listings and listing media, this licence also allows us to publish them on the Services, resize, crop, compress, reformat and watermark them, generate summaries, tags and other derived data from them, and display them in search results, recommendations, alerts and promotional material for the Services, and it continues for a reasonable period after a listing is removed for record-keeping, dispute handling and backup purposes. You keep ownership of your User Submissions. Feedback and suggestions may be used without restriction or compensation. This licence does not mean every search, filter, or map interaction is stored as account history; some information is processed transiently, kept in browser storage, or kept only in operational records. Prompts submitted to AI may be processed to improve the product where permitted by law.

RiilEstate may use product analytics, error-monitoring, and operational records to understand feature usage, troubleshoot failures, measure product performance, prevent abuse, and improve the service, as further described in our Privacy Policy. Necessary cookies and browser storage are required for core service operation; optional analytics is controlled through the cookie preferences shown in the product.

Where AI-assisted features are enabled, RiilEstate may process your prompts, submitted content, current product context, conversation history, and usage metadata using internal systems and third-party service providers. We may store conversation records, outputs, and related usage records where needed to provide, secure, support, improve, or account for the feature.

Some capabilities, higher limits, or provider-backed features may require an account, entitlements, credits, or both. If a requested capability is unavailable, RiilEstate may still process the rest of your request without that capability.

AI outputs, recommendations, ranking, summaries, filters, generated explanations may be wrong, incomplete, stale, biased, probabilistic or unsuitable for your circumstances. You must review and verify outputs before relying on them. AI does not decide which property the User should buy. Listers remain responsible for any AI-generated listing descriptions or other content they choose to publish.

Listing data, map data, facility data, geospatial data, listing details, listing images or image URLs, agent information, proximity distances, walking or travel-time estimates, fair value signals, generated comparisons, and reports may be incomplete, stale, duplicated, inaccurate, estimated, unavailable, or changed by third-party sources without notice.

You must verify listing availability, price, floor area, flat type, lease, eligibility, ethnic integration policy status, SPR quota status, extension requirements, contra requirements, defects, renovation condition, seller/agent authority, HDB eligibility, CPF usage, grants, loan eligibility, financing, taxes, option terms, resale process steps, and legal obligations before making decisions.

The information provided on the Platform, including property listings, maps, nearby amenities, geospatial information, AI-generated insights and reports, is intended to assist users in researching HDB resale and other properties. While we strive to provide useful and up-to-date information, some information may be incomplete, inaccurate, estimated, outdated, unavailable, duplicated or changed without notice.

Property listings displayed on RiilEstate may originate from property owners, estate agents, public sources or third-party providers. Listings on PropertyMarket.sg are created and maintained by Listers, who are solely responsible for their content. We do not inspect properties or verify every detail of every listing.

RiilEstate does not guarantee the accuracy, completeness or availability of any listing, including but not limited to: asking price, property availability, floor area, lease information, renovation details, photographs, descriptions, seller or agent information, transaction status. Listings may be updated, withdrawn or modified by third parties at any time without prior notice.

RiilEstate may display maps, nearby amenities, estimated walking distances, travel times, routing information and other location-based insights.

These measurements are estimates generated using mapping data and other information available at the time.

Actual distances, routes and travel times may differ due to traffic conditions, road closures, construction works, accessibility, weather conditions or changes to the surrounding environment. RiilEstate does not guarantee the accuracy of any estimated travel time or distance.

RiilEstate may display nearby places such as: MRT stations, bus stops, hawker centres, schools, preschools, parks, healthcare facilities, supermarkets and other grocery shops, places of worship, other businesses or public facilities. The inclusion of an amenity does not constitute a recommendation, endorsement or guarantee of its quality, availability, suitability or continued operation.

Businesses, facilities and public services may relocate, close, change operating hours or otherwise change without notice.

Information relating to schools and preschools, including addresses, contact numbers, email addresses, websites and other details, is provided solely for informational purposes.

RiilEstate does not guarantee the accuracy, completeness or continued availability of such information.

Admission policies, enrolment requirements, school priority rules and Ministry of Education policies may change at any time. Users should verify all information directly with the relevant institution before making any decisions.

RiilEstate may generate AI-assisted summaries, neighbourhood insights, property comparisons, recommendations, rankings, explanations and other analytical content.

These outputs are generated automatically using available data and should not be interpreted as professional advice or guarantees.

AI-generated content may be incomplete, inaccurate, outdated or unsuitable for your specific circumstances.

Users should independently verify all important information before relying on AI-generated outputs.

Before purchasing, selling, renting or making any property-related decision, users remain solely responsible for independently verifying all material information, including but not limited to: listing availability, purchase price, floor area, flat type, remaining lease, HDB eligibility, CPF eligibility, grants, loan eligibility, ethnic integration policy (EIP), Singapore Permanent Resident (SPR) quota, school admission eligibility, financing, taxes, legal obligations, renovation restrictions, seller authority, the agent’s CEA registration, any other matters relevant to the transactions.

RiilEstate may depend on third-party services such as identity, payment, AI, extraction, mapping, public-data, hosting, database, storage, content delivery, communications, support, analytics, logging, and security providers. These services may apply their own terms and privacy policies, and may fail, rate limit, return different results, or become unavailable.

RiilEstate, including its software, design, interface, brand, workflows, compilations, databases, documentation, and non-user content, is owned by HOMEGRID LABS or our licensors. Third-party listing data, map data, public datasets, icons, images, and service names may be owned by their respective providers.

Reporting listings and infringement. If you believe a listing is fraudulent, inaccurate or unlawful, or that content on the Services infringes your copyright or other rights, please use the report function or email legal@riil.co with: identification of the work or listing concerned; where it appears on the Services; your contact details; and a statement that the information in your notice is accurate and that you are the rights owner or authorised to act for them. We may remove or disable access to the content and notify the person who posted it, who may respond with a counter-notice.

RiilEstate is an early-stage product. We may add, change, suspend, limit, remove, reprice, or discontinue features at any time. We may impose usage limits, feature flags, waitlists, approval flows, rate limits, maintenance windows, or access restrictions. We do not guarantee uninterrupted or error-free availability. Features may change frequently and Users should not rely on permanent availability.

If we suspend or terminate a Lister’s account, we may also remove or hide that Lister’s listings. We may suspend or terminate an Agent’s listing privileges if the Agent’s CEA registration or their estate agent’s licence is suspended, revoked or lapses, or if we receive a credible complaint or regulatory notice concerning the Agent.

RiilEstate is provided on an as-is and as-available basis. To the fullest extent permitted by law, we disclaim warranties of accuracy, completeness, timeliness, reliability, availability, merchantability, fitness for a particular purpose, non-infringement, and uninterrupted or error-free operation.

To the fullest extent permitted by law, HOMEGRID LABS, RiilEstate, and our owner, officers, employees, contractors, advisers, affiliates, licensors, and service providers will not be liable for indirect, incidental, special, consequential, exemplary, punitive, or loss-of-profit damages, or for loss of data, goodwill, opportunity, property transaction value, financing outcome, or housing decision outcome. RiilEstate is not responsible if someone buys a property based on AI, listings, walking distance, school information. We are not responsible for the acts, omissions, statements or listings of any Lister or other user, including any money paid to, or any loss caused by, an agent, seller, landlord or person claiming to be one. Our total aggregate liability will not exceed the greater of the amount you paid RiilEstate for the feature giving rise to the claim in the three months before the claim arose, or SGD 100.

You agree to indemnify HOMEGRID LABS, RiilEstate, and our owner, officers, employees, contractors, advisers, affiliates, licensors, and service providers from claims, losses, liabilities, damages, costs, and expenses arising from your misuse of RiilEstate, your User Submissions, any listing you post (including any claim that you advertised a property without the owner’s consent, breached the Estate Agents Act 2010 or CEA guidelines, or infringed rights in listing media), your use of enquiry or contact data, breach of these Terms, violation of law, infringement of third-party rights, or misuse of listing, AI, map, or payment features.

These Terms are governed by the laws of Singapore, and the courts of Singapore will have exclusive jurisdiction over disputes arising from these Terms or RiilEstate, subject to any mandatory legal rights you may have.

We may update these Terms as RiilEstate evolves. Your continued use after changes take effect means you accept the updated Terms.
