Introducing riil Estate
WhereHDB started as a tool for one question: which HDB flat is right for me? We answered that well enough that it kept growing — and outgrowing its name.
Today we're relaunching as riil Estate. We're expanding beyond HDB resale into the full Singapore property market, while serving property agnostic visualisation tools. The new landing page reflects what we're actually building towards: a high trust, map-first property platform for everyone, augmented with the latest technologies.

Connecting Parks & Places to Eat
We've added more of the neighbourhood to the map! You can now explore parks and park connectors around a home, then open nearby hawker centres and other food venues to see useful details about the place and the stalls inside.
Park coverage combines official NParks data with OpenStreetMap, while hawker and food-venue details come from official NEA and SFA records. We've also started calling out places that are basically right downstairs as co-located. The idea is simple: help you spot what's already on your doorstep before thinking about how far away everything else is.
What you can do:
- Find parks and trace nearby park connector routes directly on the map
- Open park details and official links when direct source information is available
- Explore hawker centres, food courts, coffeeshops and public canteens around a home
- Browse current stall records at supported venues and see SAFE grades when available
- Check published cleaning or repair schedules for supported hawker centres
- Quickly spot the places that are basically right downstairs with the new Co-located label

Save, Compare & Better AI Control
We've made it easier to hold onto the homes that catch your eye and weigh them up properly. You can now save listings to your account, compare two homes head to head or up to five together on desktop, and bring nearby places into the same view.
The AI Control upgrade we mentioned previously is slowly making its way here too. It now understands the area shown on your map, can find an address or home you ask about, and brings the right listing or building into focus while preserving your current filters.
What you can do:
- Save homes that stand out and revisit them from the Saved view across sessions and devices
- Compare two homes head to head, or up to five together on desktop
- Weigh up price, space, lease details and nearby places in one view
- Open full listing details straight from a listing row, then save or compare from there
- Open a comparison in a new tab to share the link or return to it later
- Ask AI Control about an address or a home and let it bring the right place into focus

Schools in Focus & A Map Made for You
We’ve added richer school profiles to the map and listing details! You can now explore the schools around a home in more detail, compare recent admission patterns and learn what makes each school distinct. The details come from official, trusted MOE sources.
You can also make the map more personal. Choose the facilities that matter to your home search in Account Preferences, then decide which layers appear immediately whenever you open the map.

An Even Smoother Map Experience
A small update to tidy up how the map looks and responds, making nearby details easier to follow as you explore. Theme changes feel smoother, labels sit more cleanly alongside their markers, and the loading views feel more balanced.
We have also given shared WhereHDB links a nicer preview, with tailored titles, descriptions and artwork for the home, map and nearby pages.

Stronger Seller Checks & Our Maps for Your Site
Until now, My Properties could check an address without confirming that its HDB unit appeared in our curated database. This release makes property records more trustworthy by checking both the building and unit before a home is treated as verified. It also catches an invalid unit number before a seller uses it by accident, and requires property agents to be appointed by the current owner before managing an already-owned property.
Singpass is opening up too! You can use it to sign in or sign up, or link it to your existing account. To create a Property Agent profile, you must link Singpass first. We can then use your Singpass-authenticated name to find matching official CEA records and fill in your licence and agency details.
Developers can also bring our nearby-facilities map into approved websites, with copy-ready embed code, theme options and clear usage and billing in Developer Tools.
What you can do:
- Add an HDB home with its building and unit checked against our curated database before it is treated as verified
- Catch an invalid unit number before accidentally attaching it to a property
- Keep control of an already-owned property by requiring agents to be appointed before they can manage it
- Continue with Singpass to sign in or sign up, or link Singpass to your existing account
- Link Singpass to create a Property Agent profile, then choose a matching official CEA record instead of typing your licence and agency details by hand
- Set up a nearby-facilities map for an approved website, with optional address search and light, dark or system themes

Groceries on the Map & Cleaner Building Outlines
We've added groceries to the places that shape a home search! You can now bring supermarkets, minimarts and specialty grocers into your map and nearby comparisons, while a round of follow-up polish makes HDB building selection easier to follow and align.
By default, only Essentials are shown for "What's nearby", but you may choose to include the rest of the groceries proximities in the filters, or to see them on the map.

Explore Facilities Anywhere & Richer Listing Details
Until now, nearby-place context only works with our listings. This release opens that up: search for a Singapore building first and see what is around it, even when no home there is for sale.
Now, when a listing does catch your eye, you can view it in a new full-page view that gives photos, floor plans, home details and nearby facilities more room to breathe.
Specially for desktop users, you have a new listing drawer with more detail that lets you compare nearby facilities, without moving the listing card out of the way.
What you can do:
- Search an address, postal code or building name to explore what is nearby without needing a resale listing first
- Pick a residential HDB building directly from the map, or choose another Singapore property from the address results
- Filter the nearby places that matter to you, open their details and compare walking routes with direct distances
- Share the property view and quickly return to recent searches from your current browser tab
- Choose a nearby place from a listing to find it on the map with its familiar icon

Guided Map Tour & Smoother Browsing
The onboarding guide we mentioned in our previous releases is here! WhereHDB can now show you around the map and explain useful controls as they become relevant, while a round of interface polish makes listings, facilities and navigation feel calmer across desktop and mobile.

- Take a guided tour of our features: plain-language search, facility layers and more!
- Pick up contextual tips when you save filters, return to conversations and inspect nearby routes
- Discover less obvious interactions, including moving listing cards out of the way and holding the search button to start over

More Details Nearby, Future Rail & Seller Preview
We are making the map more useful around the things that shape a home search: school levels, places of worship, church congregations, station entrances and future rail lines. We are also opening our new seller workspace early, so you can try it while we continue building the verification and trust controls it needs.
Seller onboarding is still a work in progress, and you are welcome to try it and share feedback. Submitted properties and agent profiles are not yet fully verified or endorsed by us, so please independently verify any claims for now. We are continuing to build stronger property identity and authenticity checks, including full CEA-linked property-agent verification.
What you can do:
- Narrow nearby schools by level and places of worship by faith while browsing or filtering homes
- Open shared church premises to see the individual congregations, languages, service times and contact details available there
- Explore current MRT and LRT stations in more detail, including station footprints and entrances, alongside planned Jurong Region and Cross Island lines
- Try the early seller workspace to add a property, prepare a listing and choose between guided or full editing workflows
- Add and arrange listing photos, preview how the home will appear to buyers and publish once property and ownership checks pass
- Invite co-owners, authorised helpers or appointed agents and follow ownership or address reviews from Notifications

Live Search, Richer Insights & Deeper Filters
Thank you for waiting! 🙏🏼 We were away for quite a while, so this update took longer than usual to reach you. We truly appreciate your patience for this update – and this is a big one, bringing live progress, deeper listing analysis, richer results and far more precise ways to search.
What you can do:
- Follow a guided search as it happens, with live activity and results appearing along the way
- Bring your current filters and matching listings into the conversation, so the AI works from the search in front of you instead of starting from a blank slate
- Analyse matching homes dynamically and see the results as focused listing summaries, tables or charts when they make the comparison clearer
- Reopen previous conversations, start new threads and continue where you left off across desktop and mobile when signed in
- Not happy with the response? or somehow the response just never comes through? Try regenerating it again!
- Filter by localities within a town, home details such as floor area, storey, bathrooms and balcony, and purchase criteria such as lease, price per area and eligibility
- Check primary-school priority categories based on official OneMap checker results where available
- Enable the microphone in Account preferences to dictate a search when your browser supports speech recognition

Local Context, Routes, and Unit Preferences
You told us that unit labels, walking distances, bus context, and local area names needed to feel closer to how people actually compare homes. This release follows that feedback: clearer listing numbers, better location grounding, route-aware estimates, and bus stop details on the map.
What you can do:
- Search with more local area names and neighbourhood language instead of only exact town names, with coverage continuing to improve over time
- Choose whether home sizes and price-area labels use square feet or square meters when signed in
- Compare nearby facilities with route-aware walking estimates when available
- Open bus stop details, including bus services and selected bus routes on the map
- See MRT/LRT route lines on the map for better transport context
A quick note:
- Route and walking-time numbers are estimates, and may not always match the exact route you would take in real life
- Local area names are still improving, so please drop feedback when a neighbourhood, estate name, or route looks off and we will address it

Plus, Google sign-in is now available! If you already have an account with us, signing in with the same Google email can link it automatically so future sign-ins are quicker.

Filter by Facility Proximity & Smarter Map Clusters
Find listings within walking distance of a facility, and see at a glance how many units are available at each address on the map.
What you can do:
- Filter by proximity - Set a radius (in metres) from any MRT station, bus stop, or other facility to narrow listings to what's actually nearby
- Listing counts - Map clusters now show the number of available units at that address, so you can spot high-density locations instantly
- Grouped address pins - Multiple listings at the same address collapse into a single pin; click to browse all units at that block

Facilities on the Map & Invite-Only Access
See what's around each listing — toggle MRT stations, bus stops, hawker centres, parks, schools, clinics, and places of worship directly on the map. Sign-ups are now invite-gated as we prepare for a wider public release.
What you can do:
- Explore nearby amenities – Toggle facility layers on the map to see MRT stations (colour-coded by line), bus stops, hawker centres, parks, schools, healthcare facilities, and places of worship near any listing
- Controlled sign-up flow – New accounts are reviewed before gaining access; you'll see a holding page after email verification while your account is being approved

- Transactional emails (verification, TOTP setup) refreshed with a cleaner design

What you can do:
- Filter by map view – Move or zoom the map and listings automatically update to show only what's in view
- More filter options – Filter by flat type, floor area, storey range, and more from a refreshed filter panel
- Keep listings in focus – Click any listing and the details are kept fully in view, nothing gets clipped
